Martinhal, known for its luxury family hotels across Portugal and its sustainable and avant-agarde approach to architecture, is getting ready to welcome its fifth property, Martinhal Residences, this fall in Park of Nations, Lisbon’s most exciting emerging neighborhood.
The property will include 152 stylish accommodations ranging from studios to four-bedroom residences. Five spacious penthouse units will offer multi-generational living with seven bedrooms across two floors. The development will have a global flavor: As construction nears completion, already 80% of units have been sold to buyers from 35 nationalities around the world.
Martinhal Residences was founded by husband and wife team, Chitra and Roman Stern. Entrepreneurs, hotel and real estate developers, and parents to four children, they were inspired by their own expat lifestyle and international background, which includes stints living in Singapore, India, the U.K., and Switzerland.
The residences feature spacious living rooms, open plan dining and kitchens, and select units specifically designed with extended families in mind, including features such as separate kitchens and living spaces to suit families and grandparents. The building boasts cutting-edge architecture by world-famous Eduardo Capinha Lopes and a modern green façade enveloped in lush foliage.
“Given the research around the impact of nature on our wellness and cognitive function, we wanted to find a way for parents and children alike to connect with nature in their daily lives,” says Chitra Stern. “Well-conceived green areas and expansive terrace gardens are planted with olive trees and an abundance of green planting amplify the feeling of space and provide a sensory connection to the neighboring park, and the clarity of views across to the Tagus River and sea beyond.”
The first four floors are set to operate as a Martinhal hotel with 77 accommodations, while the top ten floors comprise 75 residences for long-term stays. They all enjoy views of the Tagus River and neighboring parks. Facilities will include 24/7 reception, a family and baby concierge, an indoor and outdoor heated pool, a rooftop cocktail bar, a fitness center, an outdoor playground, a Martinhal Kids’ Club, and a restaurant. A fully equipped business center will feature co-working spaces with free wi-fi and call pods.
The Park of Nations is a transformative new neighborhood, already becoming a hub for Lisbon’s thriving tech and startup scenes. Located in the northeast of the city, the neighborhood is reminiscent of Battery Park in New York City, Canary Wharf in London, or SoMa in San Francisco, offering the best of riverside living. It is home to exemplary modern architecture and design, vast public spaces and parks, contemporary sculptures, a marina, museums, concert halls, and an up-and-coming culinary and restaurant scene. The area is also home to United Lisbon International School, Lisbon’s first international school offering an American curriculum, founded by the Sterns in September 2020.
Two-bedroom units are available from €880,000, three-bedroom residences start at €1,150,000, and four-bedroom duplex penthouses start at €2,700,000. Seven-bedroom multi-generational penthouses are available from €5,300,000. Investing at this level can also set buyers on the path to residency and eventual citizenship through Portugal’s Golden Visa program.
“The introduction of Martinhal Residences represents a unique opportunity at the heart of Lisbon’s future, in the Park of Nations district where innovation in architecture, design and contemporary riverside living is thriving,” Chitra Stern says. “The Park of Nations in Lisbon goes beyond the 15-minute city concept, giving great consideration to open spaces, a sense of place combined with world-class amenities, culture, and a rising culinary scene.”
